A building permit is required for any construction, addition, alteration, change of use or demolition of a building or structure. Application forms may be picked up at the Township office during regular business hours or found below on our website. The Planning and Development Department is happy to assist you; book an appointment by emailing planner@spallumcheentwp.bc.ca prior to submitting your application.
Building Permit fees are calculated on the construction value of your project and work out to approximately 1.3%, plus any other applicable fees such as Plumbing Fixtures, Surcharge Fee (conditionally refundable) or Development Cost Charges . Fees are set out in accordance with our Fees and Charges Bylaw 2022, 2020 .
The Property Owner is responsible for obtaining a permit, although as the Owner you can authorize an Agent in writing to apply for and act on your behalf with regard to the Building Permit. An Agent may be your Contractor, a Lessor or any other person appointed by the Owner.
The Owner or Agent (as authorized in writing by the Owner) completes and submits the Building Permit Application Package along with all required supporting documentation as shown on the Building Permit Application Checklist. The complete application package must be submitted in person with paper copies. Electronic and incomplete submissions will not be accepted. The application fee is payable at the time of submission by cheque or debit.
After your application package is submitted to the Township, it is reviewed by Planning and Development staff to ensure it meets all the Township Bylaws and other applicable regulations. If there are any deficiencies in your application you will be contacted to provide the missing information. Your application is then forwarded to the Regional District of North Okanagan to be reviewed by the Building Inspectors to ensure compliance with the BC Building Code. When your Permit is approved and ready to be issued, you will be contacted to come in and pay the Building Permit Fees pick up your Permit. Construction work can now start on your project.
Construction work can commence on your project relating to the scope of work as described at the time your permit is issued. An inspection schedule will be provided on your Permit that outlines which inspections are required, and at what stages. Make sure to provide at least two working days notice to schedule an inspection. To make an appointment call 250-550-3730.
Homeowners and builders will soon be able to develop new housing quicker and with less cost as the Province works to create new standardized designs for small-scale, multi-unit homes, such as townhomes, triplexes and laneway homes.
“In order to address our housing crisis, we must use innovative solutions to enable housing to be built faster,” said Ravi Kahlon, Minister of Housing. “Having standardized building designs available can help streamline the permitting process. We will work to add additional designs in the coming years to ensure our communities remain vibrant and have a variety of housing options.”
